Design is the work of slowly getting to know one site and one way of living. From the first conversation to well after handover, the work generally goes like this.
First consultation
The site, the budget, how you live, what you would like to try. Nothing needs to be decided yet. We begin by listening. The first consultation is free.
Proposal (concept)
We visit the site and observe light, wind, views and surroundings, and sort out what the regulations allow. We then propose the idea behind the design: what kind of place and environment we would create. From this step the service is paid (survey and proposal); if you go on to a design contract, the fee is credited toward the design fee.
Design contract
If the proposal feels right to you, we enter into a design contract, confirming beforehand the scope of work, the fee and how we will proceed.
Basic design
With sketches and models, we shape the framework of the spaces, checking the plan and appearance together and weighing them against an approximate construction cost.
Detailed design
We prepare the drawings and specifications needed for construction down to the details: materials, junctions and services, until contractors can price the work.
Pricing and contract
We obtain quotations from contractors and review them with you, adjust where needed, and move on to the construction contract.
Construction supervision
We check on site that the work follows the drawings, and take part, as the designer, in the decisions that arise during construction.
Handover and after
We hand over the finished building, and remain available for questions once you have begun to live in it.
Fee
- Survey and proposal
- From JPY 100,000, depending on the area and scale. Credited toward the design fee if you proceed to a design contract.
- Design contract (design and supervision)
- 12 to 15% of the construction cost, depending on the complexity of the project. We also refer to the remuneration standard set out in the notification of the Ministry of Land, Infrastructure, Transport and Tourism.
- Furniture and exterior direction
- Quoted separately.
